Map of the European Business Center

Main characteristics of the EBC project:

- The European Business Center, as all other JCI projects, is a non-profit project. It is aimed at creating opportunities for European entrepreneurs and companies' leaders in Beijing.

- Each company directly signs its lease agreement with the Zhongyu Plaza. There is no sub-leasing or subscription involved. Companies' relations with the building are dealt independently.

Objectives of the European Business Center:

The objectives for companies and Chambers joining the European Business Center are to:

- benefit of scale-saving

- share business experience and contacts

- mutualize resources

- promote each other and create business synergies

In order to welcome as many companies and Chambers as possible in one place, the European Business Center project has been divided into two implementation phases:

          Phase 1:

All companies and Chambers joining phase 1 have already signed a lease agreement with the Zhongyu Plaza and submitted their basic layout to the construction company selected to decorate the space. Phase 1 of the European Business Center will open on September 9th 2010.           Phase 2:

Phase 2 will start on August 9th 2010 when all companies willing to join the Center will sign a lease agreement with the Zhongyu Plaza. Since the space provided is in bare shell condition, companies joining the EBC for phase 2 will be able to move in after decoration, about two months later, in mid October.

All companies, Chambers of commerce, government agencies or other entities are welcome to join the European Business Center initiative. Are eligible to enter the European Business Center:

- Companies registered in Europe

- Companies with at least one shareholder or a General Manager from Europe

- Companies without European management or ownership but with a proven strong link with Europe

Deposit, rent, and property management fees:

- Management = 28 RMB*/gross sqm/month

- Rent = 107 RMB/gross sqm/month

- Deposit = 3 months of rent and management fee paid in 3 times

- Decoration period = 5 months of free rental (not including management fee)

- Yearly free months = 1 month (not including management fee)

*RMB: renminbi, Chinese yuan.

Other costs:

- Construction fee estimation (depending on materials used): between 350 and 450RMB/sqm

- Real estate agent fee: 15% of one month of rental (not including management fee)

Main features of the lease agreement:

- Lease contract signed directly with the landlord and the management company

- Length of the contract = 36 months (not including free fit-out period of 5 months, 41 months in total)

- Deposit = 3 months of rent and management fee paid in 3 times

- Monthly payment of rental and management fee

- Last month of every year is free (not including management fee)

- Delivery conditions: bare space with concrete
